Getting Ready to Order the House!

It is go time! We need to order our house! There a lot of things in the process that take more time than I had expected. We are waiting on our General Contractor for pricing, we are waiting on the surveyor to complete the land survey, which in turn is making us wait on setting up an appointment with the mortgage broker.

The survey on the land was supposed to be completed weeks ago, but because of weather was postponed. My husband has called the surveyor numerous times and they assure us it will be completed this week. Once we have the survey we are going to purchase the land.

Assuming the land is surveyed this week, as soon as we get our quote back from the contractor we can set up our meeting with the mortgage company.  I have a lot of questions for our meeting with our mortgage broker, including what the fees are associated with both the construction loan and with the permanent loan? Is it a one time close or two time close? What sort of points are we going to incure? What bank is going to hold our loan? Is the interest the same on the construction loan and the permanent loan? PMI?  There are a lot of hidden cost in loans to be aware of, with the assistance of a very smart man I hope to be aware of the hidden costs and avoid any if possible.

Once these meetings have been set up we can order our home! I believe we have everything we need and definately a few things we just want in our home. I need to verify colors one last time and lighting placement and we should be golden!

Closing

A bittersweet day today. We closed on our house, now we can move forward with ordering our NEW home! The day is filled with all different emotions, we are so happy that we sold our house so we can move onto a bigger house where we will all fit. On the other had I am pretty emotional about it, this was our first house together, and our first child had all of her first here.  I know that there will be many more firsts at our new home, so I am staying positive! The closing went very smoothly, signed a few papers, the buyer signed a ton of papers, and then we received our check! We were at the realtor's office for an hour for all of the paperwork to be complete, with minutes to spare before the banks closed we took the check and deposited it!  Now we have 30 days to be out!

We arrived back home and began emptying the attic since this seemed like the most logical place to start, and Sunday we will be moving boxes to our storage area. With the help of my parents and brothers we successfully packed everything in the kitchen that we will not need for the next 30 days, and emptied the attic. I knew we had a lot of stuff, but this is going to take awhile!

We now need to get focused on what needs to happen to start our new home process.

I  removed the "For Sale" sign from our front yard, it has been there for over a year!
